Both residences achieved a measured qv10 airtightness value of 0.11 dm³/s·m², significantly outperforming the 0.89 dm³/s·m² value used in the project's BENG calculation. Achieving the same result across both timber-frame residences demonstrates the attention given to detailing, airtightness and execution.

About this project

A luxurious, future-proof new-build villa with open views, exceptionally centrally located in the Green Heart of the Netherlands between Utrecht, Amsterdam and The Hague.

This thatched villa was built with natural, practical materials, soft colour palettes, a high level of finish and beautiful sight lines. The home is future-proof thanks to a bedroom with en-suite bathroom and a second room on the ground floor, while its five bedrooms also make it well suited to families.

The entire house has underfloor heating, driven by an electric heat pump with a 300-litre boiler and controllable per room, complemented by a heat-recovery ventilation system. Both bathrooms feature a bathtub, walk-in shower, double washbasin and toilet. The home has an A+++ energy label.

Built 2026 — living area approx. 150 m² — volume 588 m³ — plot 530 m².
